On the Market: The Harmon, CityCenter, Las Vegas

Location: In the heart of the Strip, between the Bellagio and Monte Carlo resorts. The Harmon Hotel, Spa and Residences is one of four residential developments at the new CityCenter.
Background: At full build out, CityCenter will include a 61-story hotel/casino, two non-gaming hotels, a 500,000-square-foot retail and entertainment district and approximately 2,650 luxury residences—all sustainable in structure. Developed by MGM Mirage, the multi-use establishment is the largest privately financed green development in North America, with each project seeking individual LEED certification. Operated by the Light Group, the Harmon offers luxury condominiums with occupancy slated for fall 2009.
Design: Designed by Foster + Partners, the glass-clad Harmon stands 47 stories tall, and includes residences as well as a 400-room boutique hotel. Located on the top 20 floors are 192 one- and two-bedroom flats ranging in size from 1,000 to 1,730 square feet, and 15 penthouses ranging in size from 1,940 to 3,700 square feet. Interiors by Munge Leung Design Associates incorporate fine stone surfaces, wood flooring, luxury hardware and custom cabinetry. Penthouses feature additional appliances, specialty flooring and private secondary entrances. Residents and guests of the Harmon will have access to 24-hour concierge services, a fitness center, salon, gourmet dining at the only Mr. Chow restaurant in Las Vegas, an Olympic-size pool with cabanas located 100 feet above the Strip, and access to the spa.
Green: Hot water and most of the electricity needed for CityCenter’s hotels and residences will be produced by an on-site nine-megawatt co-generation plant. The development also uses reclaimed water and low-flow water fixtures, and utilizes fluorescent bulbs in garages to ensure proper water and energy conservation. Interiors in all CityCenter buildings use renewable and recyclable woods and low-VOC materials.
